I am working towards 20 rentals!!!

this one was on the MLS and had multiple offers. asking was 65k and close in 1 week. i offered 57k cash, they came with H&B. i really dont remember what i told the agent, but he came back a day later and said, "they accepted your offer" i said....?what was the offer"? and he said "60.1k".

so here we are. i just closed on it at 60.1k cash.

rent is around 1k per month. 

taxes are around $2200

insurance is 50 per month

updates include countertop, remove carpet, clean hardwood, close off fireplace in BEDROOM!!! paint, install sinks and list on MLS.

there is one across the street that we are working on too!

Congratulations!

That is great goal! I loving moving goals. Our first goal was 4 houses, now 10 and than 20. Each time we meet a mark the elective carrot moves further :) Its the perfect way to keep up motivation.
