Hello BPers... I didn't think it was going to happen, but with 6 hours left in 2014, I completed all of my goals for the year with another signed contract on a property. To make matters better, they accepted my first offer (which to me was a starting point of negotiation). I'm a bit over joyed at the moment... I'll provide more details after my celebration, but my numbers show a $400+ positive cash flow. This is with a purchase price of 5% higher (the price I thought I was going to get it at). It's a good day! Happy New Year to all... And don't stop short of your goals just before the finish line!!
