Don't Forget Pre Marketing

Sometimes I'm so busy try to finish the flip I forget to start marketing. This time I did not. I'm working on the final punch list, probably about 10 days away from being complete. Yesterday afternoon I snapped 3 quick pictures and put an add on Craigslist stating "Not Yet on MLS!" with these pics. I got a call within an hour from a realtor saying her buyer sent it to her and wanted to see it right away even before it was finished. They came by to look this morning and I just signed the offer, full price, cash.
