How to turn down deals

Hello guys,

I'm looking for some advice. It's quite common to hear about getting bad deals thrown at us from either one person or another participating in RE, but I don't think I've seen someone describe how they deal with those not so great deals. I am not the most diplomatic person and I would like to build a relationship with my RE agent, who is a wholesaler and property manager himself. In this case, I will send him an e-mail letting him know why I'm passing up on the deal + a set of my criteria. I think that will save both mine and his time.

How do you guys turn down deals? 

How many deals do you turn down from your RE agent before finding a good one?

Do you take specific action to try to get the RE agent to send better deals?
