QUITCLAIM DEED...potential? OR disaster?

Hi BP!

I'm hoping for some guidance on QuitClaim Deeds-

I drove by this house the other day that is clearly vacant and in need of serious TLC. The grass covers the entire house... I had to climb through the jungle just to confirm the address. I pulled the property info up on the local county site. I can see the owners info (2 names), they live elsewhere and I'm planning to mail them a letter (I also found a potential phone # running a reserve lookup).

The county site says that the legal reference is QUITCLAIM DEED dated in 9/2009.

Not to sound stupid (or maybe:)) What does this mean?  my initial thoughts are either, gifted? divorce? or tax deed sale?  I read another forum on QCD and they recommended to run away.... ( maybe a completely different scenario though) !?!

Any way to find out more info? 

Also.. any advice on an effective letter? I want it to be personal but strategic.
