Small time investor 5th fix and flip

Investment Info:

Single-family residence fix & flip investment in Tacoma.

This is a 3 bed 2 bath single family residence with largely cosmetic repairs needed, major systems repair would be replacing the HVAC which is not functional.

How did you find this deal and how did you negotiate it?

I found this deal via investorlift. A wholesaler had it listed on there, and I had my contractor look at it. Initially, another offer was accepted (the wholesaler told me the price) but I took another look at ARV and raised my offer price above theirs and got the deal.

How did you finance this deal?

Hard money lender (90% purchase, 100% rehab), private money lender and personal loan. I used $0 of my own money to finance this deal.
