How did you finance this deal?
Cash Partnership 50/50 on both the purchase and repairs. Bossier partner managed property and repairs while we managed business structure and banking account setup.
How did you add value to the deal?
$13,000 in repairs, washer, and drier to get the property rent-ready. Hiring a contractor to assist with repairs and a property management company to manage rental.
What was the outcome?
It's early, but it looks like we'll earn around a 8-9% ROI.

Given this was our first time purchasing an investment property, working with a partner on a cash deal, and understanding how to get FSBO deal completed, we had to learn a ton and ran into multiple challenges. Biggest lesson learned was to keep at it, keep learning, and work with seller and title company to get the deal done.
