Investment Info:

Single-family residence fix & flip investment.

Purchase price: $62,950
Cash invested: $45,000

Single family home with all the Capex updated making this home a great place for an first time home buyer or someone looking to optimize there portfolio.

What made you interested in investing in this type of deal?

My partner and I are very interested in single family homes, As we enter into a volatile real estate market we are focused on families and creating wealth through selling affordable homes.

How did you find this deal and how did you negotiate it?

I was graciously invited to a REIA retreat to go over the future of REIA and how to stay relevant in this information time we are in. One of the board members was there and is looking to retire, We hit it off and he opened up his 30+ property portfolio to me to choose from. He appreciated my passion and wanted to help me get to where he is in short time.

How did you finance this deal?

This deal is seller financed for the purchase and hard money for the rehab that was needed.

How did you add value to the deal?

We focus on CapEX before beauty. as a realtor we understand selling or renting homes you have to make the home function, Roofing, windows, electrical and plumbing. after we address these we focused on beautify making sure the upgrades match the area and is forward thinking with color scheme, flooring, and flow.

What was the outcome?

On the market as we speak to be sold.

Lessons learned? Challenges?

We learned more from this deal than any deal assisting clients. With time management, sourcing materials and learning how to complete task on your own. The challenges are
