Single-family residence fix & flip investment in Martins Ferry.

Purchase price: $70,000
Cash invested: $20,000
Sale price: $135,000

2 Bedroom 1 Bath 900 sqft fix and flip home located near public elementary school in an area that is getting fixed up.

What made you interested in investing in this type of deal?

The home was on the market for an extended period of time because the renters smoked in the home so I was able to get it 20k under asking price.

How did you find this deal and how did you negotiate it?

Home was on the MLS

How did you finance this deal?

1031 exchange and conventional

How did you add value to the deal?

The home was remodeled and updated.

What was the outcome?

The home sold for 135k to an individual using a VA Loan.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I am a licensed REALTOR and handled the deal myself.
