Investment Info:

Large multi-family (5+ units) commercial investment investment.

Purchase price: $58,000,000
Cash invested: $74,000

I am a LP in a group fund that bought three large, institutional properties. This is one of them.

What made you interested in investing in this type of deal?

Large institutional properties in Southern California are the safest and best investments in my eyes. This was my first investment.

How did you find this deal and how did you negotiate it?

I had interned with this company since I was 16. I wanted to see the behind the scenes before I invested.

How did you finance this deal?

I did not. I am a LP.

How did you add value to the deal?

I did not. I am a LP.

What was the outcome?

I have been very pleased with this investment. I get quarterly cashflow, periodic large distributions from their refinance, and appreciating equity.

Lessons learned? Challenges?

I learned that investing with Advanced Real Estate is the best investment for me.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Advanced Real Estate has a whole department specifically for investor relations. They walked me through this whole process.
