How did you add value to the deal?

New roof. New kitchen with granite. New primary bathroom with tile shower. New vinyl windows. New hardwood floors. Painted the exterior. New porch. New concrete parking pad. We also finished out the 3rd floor attic; it is not conforming space but it will make an excellent playroom or home office or mancave.

Curious as to the hard money loan and if neighborhood of 5% above market rates? 13% hard money loan? How many days do you expect on market? I’m a new investor and haven’t done hard money yet, but looking in to it vs my all cash in.
