Purchase price: $1,775,000
Cash invested: $700,000

14,000sf Industrial asset built in 2001. Can't beat this location!

What made you interested in investing in this type of deal?

Industrial asset, in a great market

How did you find this deal and how did you negotiate it?

Dealt with a broker that found the deal and presented to us.

How did you finance this deal?

Hard money loan for a rapid close to close in 2023. Refinancing into long term debt.

How did you add value to the deal?

Value add through bringing rents to market.

What was the outcome?
