Purchase price: $351,000

Old dental office on main floor with 3 apartments in the basement. rented out the 3 apartments and finished a complete down-to-the-studs remodel on the main floor for upscale coworking office space and headquarters for our real estate business.

What made you interested in investing in this type of deal?

Great cost per square foot with significant room for value-add on remodeling the main floor.

How did you find this deal and how did you negotiate it?

On market. Negotiated about $10k off due to length on market.

How did you finance this deal?

"cash"- but reality is pulled some money out of a heloc.

How did you add value to the deal?

Completed remodeled the main floor to Class A modern office space rented out to small businesses.
