I want to analyze one hundred deals with my family so that we know we are getting into a profitable deal. 

I want to know what cash on cash return means, and all that other jargon I hear tossed about.

I guess I will have to learn how to use the calculators!

    so, what's your question?

    Sure, learn how to calculate returns, but also figure out your investment strategy, and even make your own spreadsheets to calculate the numbers that you want.  Sounds like you are just doing calculations with no goal in mind.
