Buy and Hold Cash flowing Investment!

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $110,000
Cash invested: $20,000

This opportunity was presented to me and I pulled the trigger after looking at it!
We added an extra bedroom as well as replaced the Sewer and Electric without any contractors!

What made you interested in investing in this type of deal?

LOCATION LOCATION LOCATION! The Investment Opportunity is located in the heart of Christain Park!
Rent is $1500, monthly payment is $1000

How did you find this deal and how did you negotiate it?

Knowing and growing a relationship with other agents is key! This was sent to me before it was put on the market!

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I consistently have realtors all across Indianapolis that send me deals that help me find good deals for investors! Whether it is a potential flip or a cash-flowing move-in ready asset, there is plenty of inventory I stay in touch with!

 It's not difficult to find $75k loan sizes if the cash flow is sufficient (1.20+)....


 None of the lenders I talk to look at sub $100k.


 I will give you a convo lender that can do 45k loan
