Tri plex with promising numbers, check my work please!

I came across a three plex in a smaller town in MN. I would absolutely love advice on this analysis because it seems pretty good. I've had such a tough time finding deals to actually find one where the numbers work I'm second guessing myself.

Please, feel free to inspect this with a fine toothed comb.

My next question is, if someone doesn't steal it, is how I should I approach building the contract for this? I've got no buyers in the area there who can pay all cash that I know of, should I still write up a cash offer or is that not advised?
