Small multi-family (2-4 units) buy & hold investment.
Purchase price: $155,000
Line of credit used to make a cash offer. This duplex was rented when I closed on it and has been cash flowing ever since.
What made you interested in investing in this type of deal?
Home was already rented and making the previous owner money. No immediate upgrades/expenses, just collecting rent.
How did you find this deal and how did you negotiate it?
Bought it during a hot market so I paid 15k over asking to get it. Not much I could do to negotiate the price with the amount of interest in this duplex.

Lessons learned? Challenges?
Learned this type of investment is WAY easier than a home that needs to be flipped before it can be rented. It is great to find a deal where there are tenants paying and nothing needs to be done to the units to make them livable.
