Investment Info:

Single-family residence fix & flip investment.

Purchase price: $280,000

Bought this gem off Craigslist! Way under market value. It's a single family on 2.5 acres that is part of a larger 5-acre total parcel with another single family home owned by a neighbor. My goal is to buy the neighbor's house with the equity from my property and take over the whole 5 acres!

What made you interested in investing in this type of deal?

It was the only thing I could afford in California

How did you find this deal and how did you negotiate it?

Craigslist and beer drinking with the owner

How did you finance this deal?

I sold a duplex in Massachusetts and used that$$ for the down payment

How did you add value to the deal?

Gutted the whole place and did a total remodel

What was the outcome?

The house is awesome and the equity is significant

Lessons learned? Challenges?

Use ACTUAL contractors.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I found and negotiated this deal. I would highly recommend anyway in the Palm Springs or Joshua Tree areas to reach out and work with me

Congrats - do you plan on renting it or selling it once the project has finished?
