What made you interested in investing in this type of deal?

We wanted to hit a new market

How did you find this deal and how did you negotiate it?

MLS, during bidding war

How did you finance this deal?

HML, private money

How did you add value to the deal?

140k rehab

What was the outcome?

inspector completely halted our project!!! We missed the peak sellers market, then interest rates increased. Barely managed to get out with a positive return.

Lessons learned? Challenges?

Do not be afraid to challenge the inspector. They may be inspecting dozens of projects each week, but you know yours better than they do. If they are going to hold your project back, it better be for a very good reason out of your control.
