Investment Info:

Single-family residence hard money loan investment in Horseshoe Bay.

Cash invested: $40,000

Beautiful brand new construction on DOUBLE lot in Horseshoe Bay West! https://www.zillow.com/homedetails/1404-Fault-Line-Dr-Horseshoe-Bay-TX-78657/2066469395_zpid/?

What made you interested in investing in this type of deal?

I wanted to start my own business since I have a passion for homebuilding.

How did you find this deal and how did you negotiate it?

I located the lot and went to several banks until I got approval.

How did you finance this deal?

Hard money.

How did you add value to the deal?

I brought my expertise and knowledge of the industry to the deal.

What was the outcome?

House is waiting to get sold at the moment.

Lessons learned? Challenges?

I would do a traditional construction loan or go into the hard money loan with more capital.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Yes.
