Investment Info:

Small multi-family (2-4 units) buy & hold investment in Milwaukee.

Purchase price: $85,875
Cash invested: $85,875

This property was the second part of a package deal we have put an offer on.

As part of the rehab, we have remodeled the entire bathrooms,added missing shingles,replaced the front porch and all of the floorings throughout the home

A Buy&Hold Duplex.

Purchase price: $85,875

Rehab cost: $8,550

All in: $94,425

ARV: $120,000 - $125,000

Rents: $1,700

ROI-COC: 11%

What made you interested in investing in this type of deal?

We went for submitting a package deal of several properties together

We found the properties on MLS and our agent was the one to led the negotiations.

How did you add value to the deal?

Lessons learned? Challenges?

When you have tenants that are not paying the rent for months, put an anchor in your offer that you will not buy this property until all the tenants will be evicted.

After the eviction process make sure you will do another walkthrough to check the property status is the same as it was during the inspection period.
