Our First Property - House Hacking a Duplex

Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $178,000
Cash invested: $20,000

Duplex with 2 units, both 2 bed / 1 bath

What made you interested in investing in this type of deal?

My wife and I were looking for our first investment property to do a house hack with.

How did you find this deal and how did you negotiate it?

MLS

How did you finance this deal?

FHA loan

How did you add value to the deal?

Put in new electrical, lighting, and sheetrock where there was ugly drop ceiling.

What was the outcome?

We are still living here and renting out the upstairs unit.

Lessons learned? Challenges?

Make sure you do a sewer scope, we ended up having to do a big repair 6 months after purchasing with a break in the sewer line underneath the road.
