Single-family residence fix & flip investment.

Purchase price: $195,000
Cash invested: $20,000
Sale price: $305,000

Quick Flip , 2 weeks rehab , Sold in 60 days

What made you interested in investing in this type of deal?

Looked like a no brainer, ( even though every one around were telling me not to do it)

How did you find this deal and how did you negotiate it?

through the company I work with (Direct Mail)

How did you finance this deal?

Private Lending

How did you add value to the deal?

Just updated a few cosmetics, New Counter, Appliances, Backsplash, Handles, Clean Bathroom and refurbished tub, < Paint inside outside , Landscape, Pressure wash fence and change all light fixtures.. .

What was the outcome?

Quick transaction and beautiful house.

Lessons learned? Challenges?

Be More patience on markets I don't typically invest an understand better their pace. Also Reall take a good look on Kitchen layout,, it can hurt you back ..
