Do you rather send 6,000 or 12,000 postcards?
Do you rather send 6,000 letters or 12,000 postcards?
I know there is a mixed opinion in BP about what marketing pieces work better, letters or post cards.
I'm about to send my second batch of letters/postcards. I got a .3 % response rate in OK, .5 percent in Indianapolis and 1 % in a very small market in Texas . So far, only 1 contract signed and currently negotiating with a couple of other leads. The median price point of my leads is somewhere in the 130K-140K range. I'm targeting absentee owners, a small portion of owner occupants, code violations, and delinquent taxes.
Given the information above, would you rather send 12,000 postcards or 6,000 letters? Since I don't have that many leads in the most targeted categories (code violations and delinquent taxes), I would have to target a lot more owner occupants. I think letters would make more sense if my ARV would be susbstantially higher (higher ROI on my marketing pieces). Any suggestions would be greatly appreciated.
