Non-QM and portfolio lending

I became self employed (not real estate) in March of 2020 and would like to remain self employed (it is going well), but this has obviously interfered with my investing plans. I am hoping to be able to at start qualifying for at least non-qm loans after a year (March 2021) of self employment. Is that realistic?  I am also wondering what those rates are looking like right now (great credit) so I can start creating a plan and a criteria list for the properties I will be looking for.  I would love to chat with lenders that can work in MI and SC.
