Looking for Nice Community in Palm Beach County

My mother would like to try living in Florida but not sure she can manage by herself. We are both out of state. We considered renting but one year rental expense is almost a full down payment on a place. I see an opportunity to help her try the move and also set up as a future rental if after a year she cannot manage.

My struggle is there is no solid information regarding HOA rules across all the 55+ communities. Given all the rules and similar housing styles at different HOA communities, it seems like we should be "buying a community" and searching within those communities.

My mom has pets, one of which would be considered "large" (~35 lbs) to many HOAs. We'll want to find a realtor soon so I'm looking for advice on HOW to find a realtor who specializes in 55+ communities that already knows which are dog friendly and which are not.

Any advice would be greatly appreciated. Thanks - Ryan
