Recently stumbled upon this article of converting of an 11 unit building in Boston's sought after South End neighborhood to micro units - 500 sf and under.
This is a way to mitigate the high cost of purchasing price while giving millennials access to neighborhoods that they otherwise would be priced out of. At the same time, it presents local Boston developers a great resale strategy and one that can mitigate some of the small foot prints of these properties. Given the competitive acquisition market and high price of construction in today's market, this is a win-win strategy that could get a lot more developers into the challenging Boston market.
These units are commanding roughly $1000/sf with fairly basic finishes starts at $489,000 each.
Does anyone have successful experience with converting these historical buildings into smaller units to maximize returns?
