Denver/Co Springs! short term rental licencing

Looking to buy a small multi family in Denver, The springs or maybe Maui or Florida. Need a good agent and lender who are investors themselves. Question is, what are the str zonning laws in these places. I would like to rent them as short term vacation rentals. Do I have to live in it as a primary home? I have 6 vaca rentals in Denver near downtown and I have to live in it in order to rent it short term. So thinking about expanding to places where I dont have to live in the place.
