Who owns in South Chicago?

I'm sorry if this is in the wrong forum. I'm fairly new to posting on BP.

I'm looking at investing in cash-flow in the Chicagoland and get some astounding numbers analyzing some properties on the South Side. Which makes me leery (too good to be true?).

Does anyone here own rentals on the South Side? Which neighborhoods? What is the landlord experience like and who's your PM (I imagine you don't do it yourself).

I have one friend here in Chicago who also invests and he sticks to areas that are a bit less risky (thus less return) and has discouraged me from going South. I'd love to get other investors' opinions on South Chicago.
