Anyone invest in South Los Angeles near USC?

I was wondering about the University of Southern California, Los Angeles area.  I'm kind of familiar, but I was wondering about others who invest in this area.  Where would you invest for the long run near USC?

Every street around USC is different --  students living next to blue collar or even gang areas when you get further from the campus. The campus has done a lot of improvements to their immediate area as well as the Metro line which just opened. The surrounding areas can be pretty gritty though.  Remember-- thiis was "South Central LA" at one time

What areas around USC campus would you invest in for buy and hold 10+ years for small commercial or small apartments?

Anyone with specific wisdom/advice on this area?  Or what are your predictions for long term investing in this area?
