What is it you are asking for that they aren't willing to do? What makes them unfriendly? I think this looking for an "investor friendly title company" is a bit misguided. I can only imagine what it's like to be on the receiving end of calls from newbies asking for things they don't often understand or that sound outside the box. Of course the title company is, like, uh no thanks.

Use an escrow agent and title company that other investors are using. Title and escrow companies like business and they like repeat customers. The average homebuyer customer buys a couple of houses in a lifetime. An investor buyer often does many deals a year. I've had escrows reps cold call me from my newspaper and craigslist ads because they want to do business with repeat customers.

Trust me, they want your business. But they don't want to hear about a weird double closing strategy. You tell them what you are trying to do, they tell you how they need you to do it so they can help you.
