House Hacking through a garage

I am looking to house hacking a property. Im not so much a fan of apartment style places, so I was thinking of finding a single family home with a garage. With the hopes of turning the garage into a studio for myself to live in while renting out the main house. if you inform the bank that this is the plan does that help in getting a better loan? Can you get a loan similar to one you would if it was a duplex or tri-plex? Any advice would be great.
