Partnership Idea for a BRRR

Hello everyone! I am a newbie in real estate. I bought and rented my first property last year. This year, I have been trying to get a second property but not finding the right numbers to pull the trigger.

I was thinking, if I partner with someone who is good at finding deals and rehabbing, I finance the purchase and rehab and share the profits at a percentage (dont know how much). I will continue renting out the property. Do you think this is a realistic approach?
