Common BRRRR Mistakes?
Hi everyone! I'm getting ready to tackle my very first BRRRR and I wanted to see if the community could share some common mistakes to avoid? I have only purchased turnkey properties in the past and I'm looking to learn from this amazing community what some of the common pitfalls are that I should avoid. Most common mistake by far IMO is not budgeting enough for rehab. It almost always costs more (and takes longer) than you think. So be diligent when putting together a scope and add in a contingency to make space for unforeseen issues.
