Anyone offer DSCR refi up to 80%?

I have a low dollar SFH at 115K ARV, looking for 80% LTV cash out refi, 3 months seasoning or less, rates range in the 6s to low 7s without buying down points, please DM me.

80% is possible but only if you aren't taking any cash-out (doing a rate-term refinance with less than $2k back at closing).  Probably smart in this environment anyway to leave a little more equity in the property
