Internet Marketing Web 2.0 TACTICS?

Hello BPers!

I work full-time+some and have never been a fan of using paper or writing... (It's a constant battle with my Father, who I work with, in this regard daily!)

I've heard about the efficacy of bandit signs and yellow letters, but I feel as though my time would be best spent and enjoyed by focusing my marketing budget on the web?

1) I would love to know what keyword searches are most often used by motivated sellers. (Any physical data/analytics/reports/sources on this topic would be helpful)

2) What outbound marketing techniques have you found effective? (Analytics are appreciated if available!)

3) What software do you use for CRM? Why do you like using it?

4) What features do you feel are most valuable to have on your landing page/website for sellers? Private lenders?

5) What are some of the best REI marketing emails/websites/tactics you've seen? (Links would be great!)

I'll address only your question about keywords used by motivated seller by directing you to the Google Keyword Tool. It's amazing and powerful and super cool: https://adwords.google.com/o/Targeting/Explorer?__c=1000000000&__u=1000000000&ideaRequestType=KEYWORD_IDEAS

For instance, go in and enter "Sell my house", enter the Captcha code and search. You'll find all of the iterations of this used and how many times each has been used in the last month.
