What Real Estate Software Do You Wish Existed?

I'm a software developer (web + mobile) and I've been learning about real estate investing in my spare time for the past few months. I'd love to combine these two passions of mine in my next project. 

I'm curious if there are any obvious gaps in the real estate investing world that you wish were filled. What are the biggest problems you deal with day in and day out?
