What do folks use to keep track of portfolio performance and expense optimization?

Curious, folks with 3 or more rentals, what are you folks using to manage your portfolio performance? Where do you go to get all the data around property performance? How do you optimize your expenses YoY?

I have 3 SFH rentals and looking to add to the portfolio. Any guidance would be appreciated.
