If you are involved in rental real estate in ANY way in the state of New York (landlord, property manager, developer, builder, realtor, etc.), I'm sure you're aware of the floodgate of new, insane tenant protection laws that hit the books in 2019 since the democrats took control of both houses of the legislature, like no more screening for evictions, potential eviction delays of up to 12 months, limited security deposits, limited app fees, etc.

Unfortunately, the worst is potentially yet to come, and in Jan the new legislative session opens and on the docket this year the democrats are attempting to pass state-wide rent control (OR and CA already passed this in 2019), and good-cause eviction, which would be devastating to the real estate industry throughout the state, and also exacerbate the low-income housing crisis by completely cutting off housing investment in that real estate class.

To combat this next round of laws, the NY chapters of the National Apartment Association have banded together to form a lobbying group called UnderOneRoofNY.org with the intent of 1) educating our lawmakers on the unintended consequences these laws have had and will have and 2) making a HUGE showing of support against these laws by showing up in person on lobby day by the hundreds. This is the same group that organized 450 landlords at Turning Stone Casino over the summer, and this time we are looking to assemble over 1,000 landlords, agents, managers, vendors, etc. show up at the state house in Albany, and we need you to come join us!

So, for all of us landlords (myself included) that are guilty of griping about these laws but taking little action to prevent them in the first place, THIS IS OUR CHANCE TO MAKE AN IMPACT BEFORE THE WORST LAWS YET ARE PASSED IN NEW YORK STATE. Much of the reason the last batch of laws were passed was because tenant groups showed up to the statehouse in droves in support of the measures and the landlords were all M.I.A., and it was all over the papers. That won't be the case this time.

So on January 13th, they have literally organized BUSES if you need transportation, (yes, buses, that's how big this is...) to pick up individuals in metros throughout the state to bring them to Albany to join the cause. We will be in "the well" which is the giant room in the legislative building where lobbying efforts take place, and you'll get to not only show your support, but network with 1,000+ other landlords, investors, etc.

To attend, check out the UnderOneRoofNY.org website and you can register to attend or donate.

Please do your part to support landlords and investors in New York State in JOIN US FOR LOBBY DAY IN ALBANY ON JAN 13!!!

We need people from every major city we can, Albany, Schenectady, Troy, Saratoga, Poughkeepsie, Yonkers, New York City, Manhattan, Long Island, Queens, Bronx, Buffalo, Rochester, Syracuse, Utica, Watertown, and everywhere in between. Tell your colleagues, friends, partners, anyone involved in real estate and lets put an end to New York State's war on landlords!
