Washer/Dryer in a Section 8?

Question

Section 8 rental coming online early 2022.  Normally I would think including a washer/dryer for a market renter would be expected but how about a section 8 rental?   Its a great area in Kingman Park and going to be nicely furnished but didn't know if having one would be problematic to maintain.  Thoughts....?

None of my rentals are currently in the DC area but I dont take on responsibility for this. Some of my units have them and some dont. I put wording in the lease that it''s an as is luxury they can enjoy but I will not be responsible for the upkeep. Also, many bring their own. For me it has nothing to do with section 8. It''s about the screening process and because a person may need assistance doesnt mean they like to break things. It's all about who you allow to live there as opposed to taking anyone because of the steady check.

@Jeremy D. If it does not impact desirability or rent amount then I would not install. If it will then I would provide. When doing your calculations make sure to budget for repairs/replacement when deciding if it is worth it or not.

In general the better the tenant class, the more likely I am to provide the washer/dryer, but in my market it is not expected to be provided.

Yeah, unfortunately my experience is that most section 8 folks tended to beat the crap out of these units and were among the most difficult to coordinate repairs with. Not to say there’s not good section 8 tenants out there, but they tend to grab a good place and stay there - see Joe Asamoah’s BP stuff, etc. And stay away from DC rapid rehousing at all costs, IMO.

@Nick Pisano thinking not getting one is the move as it would might be a pain to maintain.  I think id get max rate based on location and quality.

Managed about a dozen section 8 rentals in small multis in SE/NE until last year for a cheapskate landlord. No washer/dryers in the unit or building, and had no issues filling them at the max rental rate. YMMV depending on the area and quality of unit, and I’m not involved in section 8 anymore so I can’t speak to current demand.
