Should I invest on a Condo or Pay for GURU

Hello everyone, On december of 2016 I finally  decide to make and move and I when to auction.com and submit a bid for a condo in Tulsa, OK. Im From California but I when to college in Oklahoma, I know the area a bit and in fact I have a rental at the moment and is cash flowing 200 bucks a month. not much but the house only cost me when I purchased back in 07 67,500.  So with that in mind i make my bid for the condo and I think after repairs   i be in for 45  and If i rent it i will have about 250 cash flow. Im not financing  all my savings are going in. but I have a good solid income so im not worry about not cash flowing for a little while.  Im thinning for the long run. 

Now I run a cross Peter Harris book and his approach is great. I got in touch and i was presented with an option of paying 15k for coaching  im not afraid of loosing the 15k but im not too confident when I research and can't find good reviews of the system.   My dilema is that If i will pull the trigger and go with Peter I will loose my EM and I don't really know if the system works 

I will Like to work and put my skill at work for some help. Im a professional salesman and natural entrepenur  who likes to work and im not afraid of hard work  eitheir 

Any advise
