I would say this confirmed what many people here know about what a scam a lot of guru courses are, but I don't feel like I can trust him...

Because he's a guru.

Here is your best plan for creative finance:

1. Get some template agreements, Carleton Sheets on Ebay, it does not matter.

2. Go to your title company and learn how to buy on sub2, wraps, lease options, etc.

3. Get a RMLO reg mortg loan originator that understands notes and seller financing.

4. Get a lawyer that is a litigator and knows the judges.

4. Real Estate Transactions are LOCAL. 

5. I always think: What would a judges say if he-she saw this paperwork?
