Pace Morby Subto and Gator Review

Greetings, Bigger Pockets Community!  Paul here. I'm a long time lurker and first time poster. 

I've been wanting to get into real estate since when I read Rich Dad, Poor Dad by Robert Kiyosaki in 2004. I couldn't save enough money for a down payment on my first real estate investment. I had false beliefs that it takes money to make money my whole life. I joined various internet marketing programs and mentorships to find ways to transition from my W2 job. I tried several, but it didn't seem to work or click for me. I tried a few more real estate programs, but they didn't work for me either. 


In early September 2023,  I heard about Pace Morby via a Bigger Pockets podcast. Originally, I had thought Pace was a part of Bigger Pockets like Brandon Turner and David Greene. After that, the YouTube algorithm continuously bombarded me with Pace's content. I consumed a lot of Pace's content and eventually saw this video with Kevin Choe and Josh Boenzi. 

I reached out to both of them, but then I didn't realize how many random internet people were reaching out to them. I didn't hear back from them, and then I did one last effort to join Subto at the end of September of 2023. I couldn't afford the entire payment at the time and I had to use their creative financing to split it out over six payments per month. I met Kevin much later at a meet up through Subto and saw his phone notifications and how he has hundreds of people reaching out to him daily. 

They paired me up with a member service advisor for 60 days, who checks in on you once a week and helps find content for you and keeps you accountable. When I joined there were 11,000 students, now there are almost 13,000 students. 

I am introverted by nature. I learned through Pace's content that I am an integrator through his Avatar series. The Subto Content library is massive. It's like drinking through a fire hose on steroids. The Subto community shares various ways to make money in real estate. There's a large content library covering various topics such as creative financing, probate, foreclosures, door knocking, wholesaling, expired listings, Lanza methods, Morby Method, how to comp, and more. Pace also has shared his legal documents with the community which get updated.

When I joined this lifetime membership I didn't realize how much additional value he was going to share. When I joined, he created a library of content to help Subto community members become influencers. His team is adding a course on buying businesses, and they are also working on adding Real Estate College Semesters and learning badges. The Subto community calendar offers a wide variety of over 20 live Zoom sessions every week. These are hosted by volunteer community leaders that just want to help the community.

The Subto community is like an online real estate country club where everyone is trying to help each other. I've been lucky to meet more interesting and experienced people who are willing to pick up the phone when I have questions and work together with me. I haven't done my first deal yet, but I hope that in 2024 I will be able to replace my W2. 

As far as I know, Pace created this community and didn't want to make money from it. Instead, all the money from Subto goes to a company called New Reach. I'm not sure what his agreement with them is, but Pace has shared on Zooms that he doesn't get a penny from Subto. I've seen Pace call out bad actors on Zooms and help make things right. The entire community tries to help one another and protects one another.

I'm sure like anything there is a Pareto distribution in the results people get. If you aren't going to put in the effort, then it's not worth joining. However, one nice thing about this community is a one-time cost and it doesn't require additional payments. It's probably the best community I have joined apart from my church community. 

I hope to continue to network and make new friends in the real estate community. Thanks for reading and I hope this has helped. I hope to revisit this post a year or so from now and tell you what I've done with the help with the amazing people around.
