Unable to grasp how to find numbers for first anaylsis

Hello BP and members! 

I am trying to become a new investor, have some funds for D.P, read some books on BRRR and investing in Canada. I understand that I have to run numbers in the beginning for...calculations? My biggest confusion at this part is the specific numbers, at the moment utility bills like electric/hydro, gas and water. I assume there are many nuances for organizing the actual bill but just even some sort of basic amount i have trouble finding. Do you find out a bunch of it from your realtor, along with other information that they have solo access to? If you already own a house from before i guess you have a basis, but I live in a rental apt (for a long time!) so I dont have a reference. I thought about calling hydro/electric companies and water supply about what average cost per sfh/duplex they charge and finding the average. This might not be so accurate since one person in a sfh uses a bit less than a family in an sfh. Am i overthinking this?
