Timing on possibly selling my home

Hi, I live in a close-in Seattle neighborhood: Ballard 98107 in a two bedroom home that Zillow values between 8-something K to 9K. I've always been told you must sell in the spring. I suppose that means April May June. Is it really that big of a deal if I have to delay it it and sell in July or August? I will lose a significant amount? This is a neighborhood where houses go quickly. Because of "life stuff" I just may not be ready immediately. It's May 21 as I write this. Any advice / opinion appreciated.

Hi Holly, I actually don't believe that it is best to sell in April or May as you were advised.  Sure it starts getting warmer out and people (buyers) start looking again for homes.  However, realistically.....most buyers are going to wait until after school lets out in most areas before they start looking to move so they don't risk moving their kids from their current school district.  While you may have a 2Br that is not for the "typical" sized family, you will have many people also looking to downsize from their larger homes that they are holding on until the summer to list.  You will have better chances from June-Sept to make the best deal on your property based on what I have seen in the market as a Realtor.  Good Luck
