Chinese Cash Investors - closing process

Hello, I have a number of Chinese nationals looking to buy & invest in the booming Collin County, Texas area. As i'm fairly new to this niche, can someone walk me through closing process? What are the tax implications? What if a party wants to share in the investment? Would it be best to hold the property in an LLC or have an attorney draft an ownership agreement based on the purchase price? Since they are unable to travel to the U.S. in time for closing, should a notarized document suffice for the title company?
