Best areas in Texas for strong CashFlow?

I am currently in the USAF living on the east coast. My contract ends within the next two years and my wife and I would like to move to Texas for both of our careers after I am out of the military.

I am currently continuing to educate myself so when that time comes I can take action as a REI.

Does anyone have suggestions on what areas in Texas are best for CashFlow? Also just so I know more about the state in general what areas are best for appreciation?

Hi @Mitchell Lee and welcome to BiggerPockets!

I'm currently researching Texas markets as well. The "usual suspects" like Houston, Austin, and San Antonio appear to be heavily invested and therefore expensive. That's what Atlanta looks like now, which is the main reason I started looking elsewhere.

For cash flow, I'm favoring second- and even third-tier cities like Lubbock, Amarillo, and Waco (where I actually happen to be right now on a fact-finding trip).
