Best areas in Texas for strong CashFlow?

I am currently in the USAF living on the east coast. My contract ends within the next two years and my wife and I would like to move to Texas for both of our careers after I am out of the military.

I am currently continuing to educate myself so when that time comes I can take action as a REI.

Does anyone have suggestions on what areas in Texas are best for CashFlow? Also just so I know more about the state in general what areas are best for appreciation?
