Advice - Jack of All Trades ?

Hope everyone is doing well today! Looking for some advice here. I've been in the business since I was 18. We own a real estate company here in Austin and we focus on property management and brokerage sales. We are always looking for off market deals and we truly have a way to add value to any property owner or potential buyer.  I'm cold calling everyday and just trying to get better with it. I'm if my sales pitch is too much as far as we offer too many services. Basically I coming off as Hey this is Lexi with TRE and I wanted to see if you have any interest in selling or leasing your property and then I try and find out what their needs or challenges are. We are able to list it on the market, buy it from the owner, or lease and manage the property. Should we be focusing on one aspect or keep the blanket approach based on the owners needs? Any advice is greatly appreciated here. Thanks for your time and advice!
