There is a property in the San Antonio area (north hampton). that is a single family home the owner wants 175k  with a possible lease option. (other homes similar 3bd 2ba are selling for 155k in that area.) do you think there is a good chance of me finding a tenant buyer?

I have heard that lease options in TX are bad news, so you had better do your research. Another option could be seller financing via a wraparound mortgage. The risk you run is violating the due on sale clause of the original mortgage, though I have not heard of a lender calling on that as long as it's still being paid. Either way, you can definitely ask a premium when selling to buyer that can't qualify for other financing. You won't know for sure until you try.
